Home Staging: The Ins and Outs

Of course, making your home presentable is important when you’re planning on selling, but have you ever considered staging your home? Let’s take a look at the ins and outs of this increasingly popular option for home sellers…

 

What is home staging?

Home staging (sometimes known as ‘property staging’) is the act of giving your property a face lift in order to make it more desirable for potential buyers. The idea is to encourage viewers to imagine themselves living there, and for them to leave in awe after viewing your show-stopping home.

 

How do I go about staging my home?

There are different ways to achieve this. Whilst you want your home to retain style and charm, you also want it to be free from personal touches and signs of wear. This is so the potential buyer can really see themselves in your property, and not be put off by things like clutter, carpet stains etc. 

To do this, we recommend taking down personal photos if you have lots on the wall, putting any clothes/toys away, fixing any ‘snags’ and replacing unsightly/worn furniture, fittings or appliances. 

If you want to go one step further, you can actually rent or buy furniture packs from home staging companies. They might even offer painting, lighting and other home improvement services. 

This would be a good option if you’re too busy to do it yourself, or if your property has been on the market for a while and shows no signs of budging. We recommend checking out the Home Staging Association who can point you in the direction of a reputable provider.

 

Why home staging works

It works because buyers are often unimaginative. They tend to struggle imagining themselves living in a property if it already looks ‘lived in’ and a bit worse for wear. A home with a ‘brand new’, uncluttered feel is more enticing to potential buyers, especially if each room has a clearly defined purpose.

 

Is it really worth it?

Many people find that home staging is worth it in the long run, for financial reasons as well as convenience. Buyers will be less likely to ask for a price reduction (you may even receive offers over the asking price!), and you’re more likely to sell your home faster.
